Before you hire any real estate agent, know what to ask—and what a thoughtful answer should look like.

“I’ll market your home” is the beginning of the conversation. Ask who the buyers are, how they will be reached, and how you’ll know what is working.
Before you sign anything
Use these with Brad Klaas—or any agent you are considering. Ask for examples and specifics. This checklist helps you compare answers; it does not presume what any particular agent offers.
Ask how the agent will identify the people most likely to want your home, and how that understanding changes the marketing plan. Look for a property-specific explanation rather than a general promise.
Ask for a written plan covering the MLS, online distribution, direct outreach, and any appropriate offline channels. Ask which steps are included, who handles them, and when they happen.
Ask to see examples of photography, descriptions, video, floor plans, or tours the agent actually provides. Find out which tools fit your property and whether any cost extra.
Ask which advertising channels will be used, how the message fits your home, what budget is included, and what results you will receive. Reach alone does not show that the right buyers are responding.
Ask for a prioritized preparation plan, with the cost, timing, and likely tradeoffs explained. A renovation should fit your goals and situation; spending more does not guarantee you will get it back.
Ask to review relevant comparable sales, competing listings, and your home’s differences. Agree on when you will review buyer response and what information will guide any adjustment.
Ask to see a sample seller report covering marketing activity, inquiries, showings, feedback, and next steps. The useful question is what that information means for your decisions.
Agree on your main contact, expected response times, and a regular update schedule. Ask how showing feedback, changes, and time-sensitive decisions will reach you.
Ask how the agent will explain price, financing, contingencies, timing, and estimated proceeds. You should be able to compare the whole offer and understand the tradeoffs before deciding.
Ask whether the agent has a process for finding matching opportunities beyond homes already advertised for sale. Ask how owners are approached and how your priorities guide the search. No agent can guarantee that a matching unlisted home will be available.
Your next move. On your terms.
